Residential Purchase Agreement and Joint Escrow Instructions: This is the actual offer which spells out the terms and conditions agreed to by the buyer, it becomes a legally binding contract when accepted by the seller. It serves as instructions to escrow. Buyer initials each page to acknowledge receipt of a copy and signs the last page to signify that he/she is making the offer.
Buyers Inspection Advisory: Two pages of information provided to a buyer by the State of California. Buyer initials first page and signs second page.
Wood Destroying Pest Addendum: Usually this form stipulates that the seller is to pay for a termite inspection and also for any mandatory repairs that are found to be necessary. Buyer to be responsible for any optional work that may be revealed. Signed by buyer.
