PRELIMINARY TITLE REPORT
A report, provided by a title company, which itemizes any information known about the property such as liens (financial obligations that must be cleared prior to close of escrow) and easements.
An easement is a right afforded to another (who is not the property owner) to some specific use of a portion of the property.
Some examples of easement rights:
An Edison company to locate a power pole at a certain place on the property.
Utility companies to enter the property to maintain their infrastructure which crosses the property.
An adjoining landowner to cross the property in order to access his own.
