VACANT LAND
Zoning - Residential 1 means you can build one house so if that is your goal this is what to look for. Residential 3 means multiple units, you could still build a single house but you may not want to do that in an area where you will be surrounded by appartments.Utilities - Ideally you want water and power right alongside the lot. If you are going to have to extend the utilities to reach your property there will be considerable extra expense. On rare occasions a water meter is present on the lot resulting in significant cost saving. A bonus would be sewer and/or gas. In the Victor Valley septic systems and Propane tanks are commonplace. In this era of cell phones if a telephone line is not available that is no great hardship. 
Grading - If the lot is not level and flat then grading will be required to provide an area suitable for building. This can add considerably to the cost of the project.Drainage - Often you will be able to see where water drains across the property, if there is major drainage you will want to consider how much of the lot is actually usable. 
Railroad - Some lots are located close to railroad tracks, usually they are priced low to take that into account. If you are on a tight budget this could be the way to go but you must consider if this is something you could live with.Power Lines - Some lots are located close to high voltage power transmission lines. Again these are priced low and might be worth considering if you are on a tight budget. There is a lot of vacant land for sale in the high desert, the trick is to find a buildable lot with suitable zoning, utilities alongside without railroad or power lines. This narrows down the choices considerably and elevates the price above what you might have been expecting. If you have land to sell use this form to request an estimate of its current value.
